Heilbronn is part of the SKAIO project, 34 m high and therefore is the tallest wooden building in Germany – its wood stores 1,000 tonnes of CO2.
Design SKAIO represents an important contribution to the urban Neckarborgen project; in a mixed and vibrant new quarter as part of the 2019 Bundesgartenschau exhibition. In addition to the premises on the ground floor, there are 60 rental housing units, of which four are intended for the housing community of socially deprived people. About half of the units are designed as social housing. One- to two-bedroom apartments have between 40 and 70 m² of surface area and can be combined if necessary.  All apartments have a terrace or balcony. Community terraces and vegetable gardens are being created on the roof.

Wood: The building is designed as a hybrid structure. The main part of the building is made of wood (spruce), while the staircase and the basement are made of reinforced concrete. The bathrooms are prefabricated, self-supporting modular bathrooms. The load-bearing structure on the upper floors consists of a timber-concrete hybrid structure based on the principle of skeleton construction.

Energy: All requirements under the Energy Saving Regulation EnEV 2014 have been met. The cradle-to-cradle recycling concept allows for the highest possible recycling rate of materials - components are completely dry (e.g., no wet screed), each material can be separated according to its type. The project is also a candidate for DGNB Gold certification.
